🗺️ About the Apartment:

Just a block and a half from the Rue de Levis, this apartment sits in the 17th arrondissement, right on the border with the 8th. It’s steps from one of Paris’s last daily, year-round food markets, making your morning baguette and croissant hunt both delightful and competitive. So many boulangeries, so little time. The apartment manual will help you navigate the best picks—including cheese shops.

The apartment is perched between two distinct neighborhoods: Batignolles, a hip, working-class, full of daring new restaurants (what Brooklyn wishes it could be), and Monceau, with its unusual park that blends English garden design with 1890s Japanese flair. Within a 10-minute walk, you’ll find the Musée Cernuschi (Asian art in a jewel-box setting) and the Musée Nissim de Camondo, a restored pre-war apartment once belonging to a Moroccan Jewish family lost in the Holocaust.

Also nearby: the Jean-Jacques Henner Museum, the Musée Jacquemart-André (Renaissance art in a grand mansion), and if you’re walking toward Montmartre and Sacré-Cœur, consider a detour to the Gustave Moreau Museum, tucked into his former home and studio.

The Madeleine and Opéra Garnier are within easy reach, by foot or metro. The opera’s under renovation, but you can still glimpse the Chagall ceiling.

The 17th and 8th arrondissements are packed with great restaurants. The apartment guide skips the Michelin stars and focuses on delicious, affordable spots.

Want to explore further? You can walk to the Louvre, the Left Bank, Notre-Dame, the Marais, or the Jardin des Plantes, but it’s quicker to hop on the Metro. Villiers station (Lines 2 and 3) is just up the Rue de Levis. Or head toward Batignolles and catch the new Line 14 at Pont Cardinet. It zips across Paris with just a few, perfectly chosen stops.

Raffle Rules

50/50 Raffle Rules:

  1. TICKETS: Raffle tickets can be purchased beginning Mid-August 2025 and ending on Friday December 5, 2025. At or around 5:00pm on December 5, 2025, the winning Raffle ticket will be drawn. The drawing will take place during Gallery Walk at RGS, 32 Main Street in Brattleboro. The winning Raffle ticket will be announced at that time and posted on the RGS website. The participant who purchased the winning Raffle ticket will receive fifty percent (50%) of the gross proceeds of the Raffle. All remaining proceeds will be used to carry on the work of RGS. All 50/50 Raffle ticket sales are final. Entry in the 50/50 raffle is not combined with entry in the Paris Raffle.
  2. ELIGIBILITY:The Raffle is open to U.S. residents located in eligible jurisdictions that are eighteen (18) years of age or older as of the date of such person’s purchase of the Raffle ticket. The Raffle is subject to all applicable federal, state and local laws and is void wherever prohibited. Employees, contractors, officers, and board members of River Gallery School are not eligible to purchase tickets or win the raffle.
  3. ENTRY: If you meet the eligibility requirements, you may enter the Raffle by agreeing to be bound by these Official Rules. Tickets will be available for purchase at a cost of Ten Dollars ($10.00) each. Participants need not be present to win. All Raffle ticket purchases must be completed before the drawing on December 5, 2025. Ticket payments received after this date will be ineligible to win.
  4. DRAWING: The Raffle Prize winner will be selected in a random drawing. A single Raffle ticket shall be randomly selected from all eligible Raffle tickets sold during the Raffle Period. The random selection will be conducted by RGS whose decision is final and binding. The randomly selected winning Raffle ticket participant name will be announced at the event. The winner will be called or emailed the next business day. The winner’s name will not be posted on the website.
  5. CLAIMING A PRIZE:To claim a Prize, the holder of the randomly selected winning Raffle ticket number must present the email receipt of their ticket purchase. The winner will be required to complete a W-9 IRS form prior to payment of the prize.
  6. TAXES:Each Participant acknowledges that they have been informed that the IRS has taken the position that amounts paid for raffle tickets do not qualify as a deductible charitable contribution. The Prize Claimant is responsible for any and all federal, state and local taxes, fees and other government assessments on the awarded Prize. Furthermore, each Prize Claimant acknowledges that federal law requires that a tax withholding on certain prize values must be collected from winners upon award or distribution. Federal and state withholding laws are subject to change without notice. The withholding laws in effect at the time each Prize is claimed will be followed.
  7. COMPLIANCE WITH VERMONT LAW:This raffle complies with Vermont’s charitable gaming regulations under 13 V.S.A. § 2143. The total fair market value of the prize ($3,500) does not exceed Vermont’s $5,000 monthly prize limit for nonprofit raffles. All proceeds, less reasonable expenses, will be used exclusively for River Gallery School’s charitable and educational purposes
  8. DISPUTES AND GOVERNING LAW:The Raffle shall be governed by the laws of the State of Vermont without giving effect to any choice of law or conflict of law rule of any jurisdiction. As a condition of participating in a Raffle, Participant and Prize Claimant agree that any and all disputes that cannot be resolved between the parties, and causes of action arising out of or connected with the Raffle, shall be resolved individually, without resort to any form of class action, exclusively by arbitration in a location selected solely by Sponsor in Windham County, Vermont. Further, in any such dispute, under no circumstances will participant be permitted to obtain awards for, and hereby waives all rights to claim punitive, incidental, or consequential damages, including reasonable attorney fees, other than participants’ actual out-of-pocket expenses (i.e., costs associated with entering the Raffle), and participant further waives all rights to have damages multiplied or increased. Any claims regarding the Raffle that are not deemed released, and in the event arbitration is not enforced, must be brought in the State or Federal Courts in Windham County, Vermont, and Participant and Prize Claimant hereby consent to the personal jurisdiction of such courts for purposes of any such action. The Raffle is void outside the United States and wherever prohibited by law. IN NO EVENT SHALL SPONSOR OR ANY RELATED ENTITY BE LIABLE TO FOR DAMAGES THAT EXCEED THE VALUE OF THE PRIZE AWARDED TO ANY INDIVIDUAL PARTICIPANT IN THE RAFFLE.
  9. DISQUALIFICATION; CHANGES:Sponsor reserves the right at its sole discretion to disqualify any individual that tampers or attempts to tamper with the ticketing process or the operation of the Raffle, re-sells their Raffle ticket, violates the Official Rules, or acts in a disruptive manner, or with intent to annoy, abuse, threaten or harass any other person. The Sponsor reserves the right to, at its sole discretion, cancel, suspend and/or modify the Raffle or these Official Rules or disqualify any individual or ticket for purposes of protecting the integrity of the Raffle or addressing changes in business operations or other circumstances, to the extent allowed under applicable law. CAUTION: ANY ATTEMPT BY A PARTICIPANT OR ANY OTHER INDIVIDUAL TO DELIBERATELY DAMAGE ANY WEBSITE OR UNDERMINE THE LEGITIMATE OPERATION OF THE RAFFLE IS A VIOLATION THESE OFFICIAL RULES AND MAY BE IN VIOLATION OF CRIMINAL AND CIVIL LAWS. SHOULD SUCH AN ATTEMPT BE MADE, SPONSOR RESERVES THE RIGHT TO SEEK DAMAGES FROM AND/OR PROSECUTE ANY SUCH INDIVIDUAL TO THE FULLEST EXTENT PERMITTED BY LAW

Paris Apartment Raffle Rules:

  1. THE RAFFLE: The sole prize is a seven-night stay in a privately owned apartment in Paris, France, for up to six guests (double occupancy). No airfare, ground transportation, meals, or other travel-related expenses are included. The apartment stay must be scheduled between January 1, 2026 and December 31, 2026, on dates mutually agreed upon with the apartment owner subject to certain unavailable dates.The apartment is offered as-is, with no additional services or amenities beyond standard accommodations. Entry in this raffle is separate from any other raffle offered by River Gallery School (including the 50/50 raffle). All ticket sales are final and non-refundable.
  2. TICKETS: Raffle tickets can be purchased beginning Mid-August 2025 and ending on Friday December 5, 2025. At or around 5:00pm on December 5, 2025, the winning Raffle ticket will be drawn. The drawing will take place during Gallery Walk at RGS, 32 Main Street in Brattleboro. The winning Raffle ticket will be announced at that time and posted on the RGS website. 
  3. ELIGIBILITY: The raffle is open only to U.S. residents in jurisdictions where such raffles are legal who are eighteen (18) years of age or older at the time of ticket purchase.   4. ENTRY: To enter, you must agree to these Official Rules and purchase tickets at the following prices: One (1) ticket for twenty-five dollars ($25.00), Three (3) tickets for fifty dollars ($50.00), Ten (10) tickets for one hundred dollars ($100.00). Tickets may be purchased online or at designated outlets. Participants need not be present to win. All ticket purchases must be completed before the drawing on December 5, 2025; late payments will be ineligible.

The winner is solely responsible for any and all federal, state, and local taxes, fees, and other government assessments associated with the prize. Federal and state withholding may apply, and River Gallery School will follow applicable laws in effect at the time the prize is awarded.
